The Deal

This deal is for serious players who can make decisions quickly and are committed to taking advantage of what is probably a “once in a lifetime” opportunity. You MUST have a 25% deposit available, or be able to raise it. We can assist with this.

We Locate properties at 75% of Current market Value

We receive a constant stream of phone calls from people who, for various reasons, need to sell their property quickly. After screening out those who are unrealistic on price, we then research current sale prices in that street and arrange an appointment to discuss price with our vendor.

Traditional Houses, NOT New Builds or Flats

We only deal in individual private sales of traditional properties because the inherant property value is there, meaning we don’t have to factor any builder profits into the equation. We also avoid flats as they often have complicated legal issues, are dificult to finance and have a smaller pool of prospective buyer when the property is eventually sold. Occasionally if an exceptional deal available, we will look at any property.

We arrange viewing and deal with negotiations

After agreeing the price with the vendor we will arrange viewings and negotiate with vendor. Although our vendors are motivated to sell, we often need to meet with them several times in order to make sure that they understand the process and timescale.

We can arrange finance and conveyancing if required

As we are also mortgage brokers, we can quickly source the best finance packages for you. We also have links with local solicitors and conveyancers who we trust to complete the paperwork quickly. We strongly advise that you use our conveyancing team as slow legal work can be a big problem.

We can arrange renovation at a fixed price

We maintain close relationships with local tradesmen and can arranged fixed work to upgrade your property, thus maximising rents.

Property letting and management service available

It’s up to you, if you want to deal with tenants, tenancies and management issues, that’s fine. If you want us to take care of that we will happily do so.

You pay a small fee to reserve the property – refunded if the seller pulls out.

The reservation fee is just £495, securing the property for you only. If the buyer subsequently pulls out of the deal, your reservation fee will be promptly returned.

Low fixed fee on completion

A fixed finders fee of £1,000 is payable on completion.
